What drives the cost of a new roof in South Florida

Two roofs of the same size can land far apart. These are the levers that move the number, in roughly the order they matter.

  • Size and pitch

    Square footage is the base, but pitch multiplies it: a steep roof is slower, needs more fall protection, and takes more material per square foot of floor plan underneath it.

  • Material

    Shingle, tile and metal differ in price, weight and how long they last. Tile is heavy enough that the structure underneath sometimes has a say, and metal costs more up front while lasting far longer.

  • Your county's code

    Broward and Miami-Dade sit in the High-Velocity Hurricane Zone (HVHZ), whose requirements are the strictest in the state. Palm Beach follows the wind-borne debris requirements. Same house, different rules, different number.

  • Tear-off and what is underneath

    Removing the old roof is labor and disposal before a single new tile goes on, and a second existing layer doubles it. Rotted decking only shows up once the roof is open, which is the one thing no calculator can see.

  • Access

    A roof that trucks and a loader can reach is faster than one behind a narrow lot, a pool cage or mature trees. Access quietly moves both the tear-off and the loading of new material.

  • Permits and inspections

How can you price my roof without seeing it?

We measure your roof surface from satellite imagery of your address, which gives us real footage for your actual home rather than a guess from your square footage. That is enough for an honest starting range. It is not enough to see the condition of the deck under your shingles, which is why the number is confirmed with an on-site inspection.

Does the material really change the price that much?

Yes, and in more ways than the price per square. Shingle, tile and metal differ in what they cost, how long they last, and how much they weigh. Weight matters here: tile is heavy, so on some homes the structure underneath has a say in what can go back on.

Why does my county affect the cost?

Broward and Miami-Dade are in the High-Velocity Hurricane Zone (HVHZ), where the code sets the strictest product and installation requirements in Florida. Palm Beach follows the wind-borne debris requirements instead. The same house can price differently on either side of a county line, and that is the code talking, not us.

Do I have to pay to remove the old roof?

Tear-off is part of a replacement: the old roof has to come off, get hauled away and get disposed of before the new one goes on. If your home already carries a second layer, that work roughly doubles. It is one of the reasons two homes the same size can quote differently.
